Proper installation of the appropriate amount of materials is critical to the longevity of your asphalt surfaces. With RZPaving you always get the specified amount of materials proposed. The work is completed by our own employees, most of whom have been with RZPaving for more than 10 years – many more than 20 years.
REMOVE & REPLACE
This option involves removing the asphalt down to the stone base and installing all new asphalt. This approach is most commonly used to repair severely damaged surfaces. When done properly, removing and replacing asphalt generally provides you the longest lasting asphalt, thus is often the most cost effective solution.
MILL & RESURFACE
When asphalt surfaces are starting to deteriorate, but have not completely failed, milling and resurfacing can be a good asphalt restoration option. In this process, the top layer of asphalt surfaces are milled down an inch or two. The remaining asphalt is primed, then a new asphalt surface is applied, providing a completely new smooth surface. While generally not as long lasting a solution as removing all the asphalt, this can be a good lower cost solution.
RESURFACE
Resurfacing is the process of adding a layer (usually 1 1/2″ to 2 1/2″) of new asphalt over the existing surface. This process is generally done before the lot shows serious signs of deterioration. Special considerations must be given to maintaining water flow when selecting this process. Prior to resurfacing, damaged areas may need repair and transitional milling is often required. If this solution is an option, it can be the most cost effective way to extend the life of your asphalt surfaces.
NEW PARKING LOT INSTALLATION
For new construction projects and parking lot additions, we offer turn key project planning and management, including: site plans, architectural drawings and municipal approvals.
REPAIRS – DRAINAGE ISSUES
Many times the reasons parking lots deteriorate is due to improper water flow. Deteriorating asphalt around a drain or “catch basin” often indicates an issue with the catch basin and drainage system itself and a couple of repairs will eliminate future asphalt issues. RZPaving makes sure the issue is addressed, not just handled for now.
REPAIRS – INFRARED
- Remove bird baths, lower high spots, repair catch basins
- Eliminate potholes, remove oil spots
- Correct asphalt imperfections & alligator cracking
The penetrating infrared rays of the recyclers quickly soften the existing asphalt without burning. Typically the top 1 1/2″ to 2″ of asphalt is ready for raking within 7 – 10 minutes. Once softened and scarified, new asphalt is added to bring the recycled area back to proper grade. Compacting produces a permanent hot patch level with the existing asphalt. Water seepage is eliminated because the repair is seamless.
